About this course
Market Analysis and Pricing: A Broker’s Guide is written for licensed Connecticut real estate agents preparing for the broker license. It is delivered online, asynchronously and at the student’s own pace; progress is saved as each lesson is completed, and the course can be left and resumed at any time. For the credit hours this course carries and its current approval status, see the course’s catalog page.
The course covers the method behind a supported price range, from the definition of a property’s market area through the selection and verification of comparable sales, the adjustments and the reconciliation, and the standard a broker holds each pricing document to before it leaves the office under the firm’s name.
Course objectives
Upon completion of this course, the learner will be able to:
- Define a property’s market area as the competitive space in which it competes for buyers, and apply a structured process to establish and support that area for any property.
- Explain the principle of substitution and apply it to determine whether a candidate sale belongs in a subject’s competitive set.
- Distinguish price, cost and market value, and evaluate current market conditions from the evidence of closed, pending and active listings.
- Identify the setup decisions that precede a CMA (market area, timeframe, listing status and the documentation of the subject) and evaluate a CMA against them.
- Apply the selection criteria to comparable sales and verify each sale before it is relied upon.
- Calculate adjustments to the comparables from market evidence (paired sales and market extraction), test them by bracketing, and explain the support for each one.
- Reconcile adjusted sale prices into a supported price range and a list price recommendation, and present that range to a seller.
- Identify what a Connecticut licensee may prepare as a market analysis, and prepare a CMA to a written office pricing standard.
How the course works
The course is organized into sections. Each section ends with a Summary lesson that draws its material together, followed by a section quiz that must be passed before the next section unlocks. Most lessons end with a short Knowledge Check scoped to that lesson’s material.
When all sections are complete, a comprehensive final exam covers the whole course. A brief course evaluation follows the exam. When the evaluation is submitted, the certificate of completion becomes available to download.
Before beginning
Use Mark Complete at the end of each lesson to record progress and move forward. Each lesson carries a timer that enforces a minimum time in that lesson; the Mark Complete control becomes available when the timer has run. Select Mark Complete below to begin.
