What You Have Learned

This course set out the method behind a supported price range and the standard every pricing document in the office is built to before it leaves the office under the firm’s name. Together the sections describe one line of reasoning from the subject to a list price recommendation.

Market analysis and how value works

A market area is the competitive space in which a property competes with similar alternatives for the same buyers, defined by competition rather than by a radius, drawn ordinarily within the subject’s town and leaving it only as the exception, with its boundaries confirmed by data. The principle of substitution supplies the test for every candidate sale: a buyer pays no more for a property than the cost of an equally satisfactory substitute. Price is what a property sold for, cost is what it takes to build or replace it, and market value is the most probable price in a fair sale. The market establishes value; the appraiser measures it; the broker (and agent) produce a price range.

Reading the market

Rural, waterfront, attached, income and top-tier property each redraw the market area, and under the course’s method of search the comparable search starts in the subject’s own town, because a neighboring municipality has its own taxes, services and assessment, so its sales reflect that town’s market, and leaves it only as the exception, when the property’s buyers would consider only properties of its own kind and the town has no sales of that kind that serve as good substitutes. Closed sales inside the market area establish the range; actives and pendings position the list price within it, and expireds show prices at which listings did not sell during their terms. Absorption, months of inventory and the trend indicators are computed for the subject’s segment rather than the town, and a written market analysis records the reading before the listing goes live.

Setting up the CMA

A comparative market analysis is a market-based pricing tool, not a statement of value. Market area, timeframe and listing status are confirmed before a search is run, and the subject is documented with gross living area taken from the best available record, with the source noted; the ANSI Z765 standard explains how the appraiser measures and why the appraiser’s figure may differ from the record. At least three verified closed sales that meet the selection criteria are used, the minimum Fannie Mae sets for an appraisal, and a thin market sends the search back in time, wider within the town, or both, uses active and pending listings as support and guidance, and uses the cost approach only as support resting on a current cost to build and proper depreciation.

Adjustments

An adjustment asks what a comparable would have brought had it matched the subject in one respect, and is applied to the comparable, never to the subject. Differences between the subject and the comparable sales are generally adjusted, except when the difference is too small to quantify or the sales show no market reaction to it. The amount comes from the market through paired sales, the Ratterman method, a measured market conditions rate and the effect of a concession on price. Condition is compared in the facts of each house, and bracketing tests whether the adjusted sales bound the subject; it does not assign an adjustment figure.

From indicators to a price range

The adjusted indicators are reconciled by weighting the most similar, most recent and best verified sale most heavily, and the result is a range, never a single number. Pendings and actives position the list price within the range, the segment’s direction moves the position, and checkpoints set before listing govern a reduction. The pricing conversation follows the order of the work, and the recommendation is ordinarily the last figure the seller hears.

The broker’s responsibility

A Connecticut licensee may estimate value as part of a market analysis performed for the owner or the owner’s designee for a prospective listing or sale, or to inform a client under a listing or agency agreement; the estimate is never referred to or construed as an appraisal, and every document carries the office’s statement saying so. The office pricing standard puts the method on one page, so that every CMA leaving the office is built to the same nine elements and a seller who asks how the office arrived at a range receives the same explanation.

What you can now do

A learner who has completed the course can define a property’s market area and apply a structured process to support it, explain the principle of substitution and apply it to a candidate sale, and distinguish price, cost and market value while evaluating a segment from its closed, pending and active listings. The learner can identify the setup decisions that precede a CMA and evaluate a CMA against them, apply the selection criteria and verify each sale, calculate adjustments from paired sales and market extraction, test them by bracketing and explain the support for each, and reconcile adjusted prices into a supported range presented to a seller. The learner can identify what a Connecticut licensee may prepare as a market analysis and prepare a CMA to a written office pricing standard.
